Australia’s home loan market is showing signs of renewed competition, with some lenders adjusting rates and sharpening offers for borrowers with strong applications.
For first home buyers, that can sound like a welcome shift after a long stretch of affordability pressure.
But one important hurdle remains firmly in the background: the serviceability buffer.

When assessing a first homebuyer loan, lenders do not simply check whether you can afford repayments at the rate advertised today. They generally test whether you could still manage the loan if interest rates were higher. This is designed to reduce the risk of borrowers taking on a mortgage that becomes unaffordable if rates rise, income changes or everyday costs increase.

For buyers, the practical effect is that your borrowing capacity may be lower than expected, even if your rent history is strong and you have saved a solid deposit. A lender may like your income, savings record and credit conduct, but still decide the requested loan size is too high once the stress test is applied.

This is especially important for renters trying to move quickly before prices lift again. A cheaper rate can improve the numbers, but it does not remove the need for a realistic budget. First buyers should test different purchase prices, deposit sizes and interest rate assumptions before making offers, rather than relying on the maximum figure they hope to borrow. Modelling repayments at both today’s rate and a higher rate can help reveal whether a loan is comfortable or only just manageable.

The buffer also makes documentation more important. Lenders are likely to examine regular expenses, debts, credit card limits, buy now pay later accounts, employment type and savings behaviour. Trimming unused credit limits, reducing short-term debt and keeping clean bank statements may help strengthen an application before formal assessment.

For low-deposit buyers, the message is not to give up. Government support, lender competition and careful preparation can still make ownership possible. However, the strongest applicants are usually those who understand the gap between “I can pay the mortgage” and “the lender can verify I can safely afford it”.

If your borrowing limit feels lower than expected, consider reviewing your price range, building a larger savings buffer, comparing loan structures or seeking guidance from mortgage brokers. The stress test may feel frustrating, but used wisely, it can also protect first home buyers from stretching too far at the very start of their home ownership journey.
