Australia’s mortgage serviceability buffer remains one of the most important lending hurdles for first-home buyers, even as property market conditions vary from suburb to suburb.
Under current prudential settings, banks are generally expected to test whether borrowers could manage repayments at an interest rate at least three percentage points above the loan rate they are applying for.

For buyers, this does not mean their actual repayment will be calculated at that higher rate. It means the lender wants evidence that the household could absorb a future rate increase, an income shock or a change in living costs without immediately falling into financial stress. In a market where deposits are hard to build and entry-level homes remain competitive, that extra test can be the difference between a comfortable pre-approval and a lower-than-expected borrowing limit.

The buffer matters because it sits on top of other checks. Lenders still assess income, existing debts, credit card limits, HECS or HELP repayments, dependants, spending patterns and the size of the deposit. A buyer may feel ready because they have saved steadily, but the bank’s calculator may take a more conservative view of their ongoing capacity.

For first-home buyers, the practical takeaway is to prepare before falling in love with a property. Start by modelling repayments at different interest rates, not just the rate advertised by a lender. Stress-testing a budget can reveal whether a purchase price is genuinely manageable once council rates, strata fees, insurance, utilities and maintenance are included.

It is also worth reviewing unused credit limits and buy now, pay later accounts, as these can affect how a lender views commitments. Reducing personal debt, keeping savings consistent and avoiding large discretionary spending before applying can all support a stronger application.

The serviceability buffer can feel frustrating, particularly for renters who are already paying amounts similar to a mortgage. However, it is designed to reduce the risk of households being pushed beyond their limits if conditions change. For buyers, the best response is not to guess borrowing power, but to understand it early.

That means comparing loan structures, checking eligibility for government support and seeking professional assistance where needed. A smaller borrowing capacity is not always bad news if it leads to a more resilient first purchase. In the current market, confidence comes from knowing the numbers before making an offer.
